THE PROPOSALS

Barratt David Wilson are proposing a new residential development of 60 dwellings, to provide a range of housing to cater towards the local housing needs of Leicester City, that is also compliant with the emerging Leicester City Local Plan. It is important to Barratt David Wilson to work with the local residents to understand and provide the wants and needs of the community, in order to create a high-quality and sustainable scheme.

The site proposes to provide 60 dwellings, consisting of a range of market and affordable house types to cater for the local housing need. The primary access will be taken from Chelwood Lane and will connect to high quality open space with areas of play to the south east.

Key Elements of the Proposals

  • Provision of 60 homes providing a range of well-designed house types and sizes. The proposed scheme will also provide 20% of total dwellings as affordable housing, in accordance with the adopted policy in the Core Strategy. The affordable housing will be split 25% First Homes and 75% Affordable Rent.
  • New and accessible Public Rights of Way (ProW) will be created throughout the site, to connect new and existing dwellings with open space and areas of play.
  • The access will be taken from Chelwood Lane through the creation of new junctions which will provide a safe access for pedestrians, cyclists, and vehicles.
  • Existing vegetation and green spaces will be retained where possible in addition to further planting enhancing open spaces and provision of street trees. These will improve the local biodiversity and ecology, with sustainable drainage features provided for flood water storage.

  • A high-quality, and well-designed development that will provide sustainable homes to Leicester City with place making at its core.
  • 60 homes including affordable homes which will comprise affordable rent and first homes. Dwellings will be M4(2) (accessible and adaptable dwellings) and M4(3) (wheelchair user dwellings) compliant to ensure suitable living conditions are provided.
  • New and accessible pedestrian links to high quality open space for residents, including areas of play, and new pedestrian links and crossing points to the wider area.
  • New vehicular and pedestrian access off Chelwood Lane, with pedestrian links connecting to Somerset Avenue and Upton Green.
  • New housing will be provided with Electric Vehicle Charging Points to support the use of electric vehicles
  • Areas for ecology and biodiversity enhancements with sustainable drainage features.
  • Sustainable drainage features to minimise any risk of flooding.
  • Financial and/or physical contributions towards local services and infrastructure through a Section 106 Agreement.
